Design fees are based on floor area, scope and revision rounds. Residential projects are quoted per square foot; commercial and hotel projects are quoted by stage — concept, design development, construction drawings and FF&E specification. The first meeting and initial floor-plan advice are free; a formal quotation follows an on-site measurement.

首次會面及平面建議 1–2 星期；度尺及 3D 設計 2–4 星期；工程 6–12 星期，視乎面積及工程範圍。住宅項目合共約 2–5 個月，商業項目按面積及機電要求另議。

Allow 1–2 weeks for the first meeting and floor-plan options, 2–4 weeks for measuring and 3D design, and 6–12 weeks for construction depending on size and scope. Residential projects typically take 2–5 months in total; commercial programmes are agreed case by case around M&E requirements.

報價分兩部分：工程價（泥水、木工、油漆、水電、五金）及傢俬物料價。可獨立報價。你可選擇全部交由我們承造，或只做固定裝修，活動傢俬自行採購。

Quotations are split in two: construction works (masonry, carpentry, painting, plumbing and electrical, hardware) and furniture/materials. Bespoke furniture is produced in our own Zhuhai factory and can be quoted separately. You may hand us the full scope, or take fixed works only and source loose furniture yourself.

We only move on once each step is signed off.

每個項目有專屬項目經理跟進，提供進度時間表、定期現場相片及巡查報告。你可隨時透過電話或 WhatsApp 查詢，所有重要決定一律書面確認，避免口頭誤會。

Every project has a dedicated project manager who provides a programme schedule, regular site photos and inspection reports. You can check in anytime by phone or WhatsApp, and every key decision is confirmed in writing to avoid misunderstandings.

圖則確認及簽約後，報價即為合約價，我們不會單方面加價。只有在你主動改動（加項目、升級物料）時，才會另出「更改工程單」(Variation Order)，並先報價、先書面確認、後施工。

Once drawings are approved and the contract is signed, the quotation becomes the contract price and we do not raise it unilaterally. Additional costs arise only from client-requested changes — extra items or upgraded finishes — which are issued as a Variation Order: quoted first, confirmed in writing, then built.

可以。純設計服務交付平面圖、3D 效果圖、施工圖及物料規格，你可自行聘用承建商。我們亦可加配工程監督服務，確保施工不偏離設計原意。

Yes. Our design-only service delivers floor plans, 3D visuals, construction drawings and material specifications, so you can appoint your own contractor. We can also add site supervision to make sure the build stays true to the design intent.

有。工程完成後提供12 個月保養期，期間非人為損壞的施工問題免費跟進；訂製傢俬另有廠方保養。保養範圍及年期會列明在合約內。

Projects come with a 12-month defects liability period covering workmanship issues that are not caused by misuse; bespoke furniture carries a separate factory warranty. The exact scope and duration are stated in the contract.
